Duncanville Water Damage Pros is a dispatch and service line for homeowners dealing with water in the house. Our office is at 920 E Highway 67, Duncanville, TX 75137. When you call, we ask what happened, make sure the source is being stopped and send a licensed and insured restoration crew when one is available.

What we do and what we do not do

We handle extraction, structural drying, cleanup, repair and mold work. We do not replace plumbers, roofers or HVAC technicians. If the pipe, roof or condensate line failed, a trade has to fix it, and we will say so on the call.

We do not diagnose health problems. Questions about symptoms belong with a physician.

How we explain the work

Before any work starts, you get the scope and the price in plain words. The price depends on the water category, the area affected, the materials, the drying days and equipment, and the rebuild. Nobody can quote a fair number without seeing the damage.

Standards and rules we point to

Restoration standards are published. ANSI/IICRC S500 covers water damage and S520 covers mold. Ask any company, including us, whether its crews work to them. Texas licenses mold assessors and remediators through the Texas Department of Licensing and Regulation, and you can verify any license number with the state.

What happens when you call

Dispatch answers

You describe the water, the rooms and whether it is still running.

Safety first

We walk you through the main valve, power and which rooms to stay out of.

Crew assigned

A licensed and insured crew is sent when one is available that day.

Scope explained

On site, the scope and the price are explained before work starts.

The call is the most important part, because the first hour sets how far the water spreads. We never promise an arrival time. We offer same-day response when available and tell you plainly what the day looks like.

Why the line is built around Duncanville

Duncanville began as a settlement in 1845 and grew around the Duncan Switch railroad station, built in 1881. The town was renamed Duncanville in 1882 and incorporated in 1947 as a 225-acre city, partly to avoid annexation by Dallas. Then it grew quickly, from 3,774 residents in 1960 to 27,781 in 1980.

That growth explains the housing. Many homes here are now 45 to 65 years old, and older supply lines, water heaters and shower valves are common sources of slow leaks. We write our guidance with those homes in mind.

How we handle insurance paperwork

We document the loss with photos, moisture readings and a written scope, because that helps any claim. We never promise approval. Sudden and accidental water damage is often covered, gradual leaks often are not, and flood usually requires separate coverage.

The Texas Department of Insurance advises notifying your agent or company as soon as you are aware of damage, since some policies require notice of water damage much sooner than others. The TDI Consumer Help Line is 1-800-252-3439.

What licensed and insured means here

It is a plain statement about the crews we dispatch. We do not list license numbers, awards or certifications on this site, and we do not claim any. For mold, Texas licenses assessors and remediators separately, so ask any company for its TDLR license number and check it with the state before work begins.

That advice applies to us too. If a job calls for a licensed mold remediator, the Texas rules require the client to receive the TDLR Consumer Mold Information Sheet before work starts.

Questions worth asking before you sign

  • Will you explain the scope and the price before work starts?
  • Do your crews work to the published ANSI/IICRC S500 and S520 standards?
  • How will you document moisture readings and progress?
  • What happens if you find mold after the walls are open?
  • Which part of this job needs a plumber, roofer or other trade?
  • Do I need a permit for the repair, and who pulls it?
